Dumpster Rentals for House Flips and Investment Properties

Kitchen remodel tear-out with torn-out countertops and debris

If you flip houses, manage rentals, or own investment property, a dumpster rental for business use is often part of getting a property ready for the next step. Old floor coverings, cabinets, plaster, paneling, household trash, home furnishings, and items left behind all need a place to go. Cobra Roll-Off rents roll-off dumpsters out of 2154 Bolivar Rd. S.W., Canton, Ohio 44706, serving Canton and Northeast Ohio. Your crew loads the container, and Cobra delivers it and hauls it away.

Why Investors, Landlords, and Property Managers Use Roll-Off Dumpsters

Property managers and landlords often have several containers over a short time, a crew on site, and a property that needs to keep moving. House flips and rental turnovers can create a mix of household junk, construction debris, flooring, roofing, yard material, and cleanout debris from garages, basements, and attics.

There are two common ways to set up service:

  • A container delivered to a job location
  • A container that stays at a business location, with another container sent to larger projects when needed

A standard rental can be started online. If you need an ongoing business account for multiple properties or repeat work, call Cobra Roll-Off at 330-484-2113 so we can talk through your business, the debris, and whether the container stays at a building or goes to a job location.

What Can Go in the Dumpster

Most debris from a house flip or rental turnover can go in a roll-off dumpster, including:

  • Household trash
  • Home furnishings, books, glassware, bedding, and other house or estate cleanout items
  • Doors, windows, siding, paneling, cabinets, framing, and most floor coverings
  • Brick, block, concrete, lumber, flooring, windows, doors, and roofing
  • Shingles and plaster
  • Trees, bushes, flowers, and yard waste
  • Garage, basement, and attic cleanout debris

Cobra does not make its own rules about what can go in the container. The EPA regulates what Cobra may take to the landfill. Each container has a sticker listing common regulated items, including pressurized cylinders, uncured paint, petroleum products, tires, infectious items such as medical waste, and poisons.

If you are not sure about an item, call 330-484-2113 before loading it.

Choosing a Dumpster Size for a Flip or Turnover

Cobra Roll-Off offers 10, 15, 20, 25, 30, and 40 yard roll-off dumpsters.

Every 15 yard container has a white line inside marking 10 yards, and every 25 yard container has a line marking 20 yards. If you order a 10 or 20 yard dumpster, the next size is already on site if you need more room.

For larger remodels with a lot of demolition material, or complete attic or basement cleanouts of larger homes, a 30 or 40 yard dumpster may be an option. Those boxes go out on Cobra’s larger tri-axle truck, so they need more height and width clearance and can get heavy on residential asphalt or concrete driveways.

For heavy material, a low-sided 20 yard dumpster is generally used. For shingle projects, a 25 yard dumpster is the largest size Cobra uses.

You can compare available options on Cobra’s dumpster sizes page.

Placement at the Property

A roll-off dumpster needs a solid surface and a clear path for the truck. If you can park a vehicle there, Cobra can typically place a container there.

Truck clearance matters:

  • Single-axle truck: 8 feet wide tire to tire and about 11 feet tall
  • Tri-axle truck: 8.5 feet wide and about 12 feet tall
  • Both trucks: about 10 feet wide with mirrors

On concrete or asphalt driveways, Cobra lays plywood strips under the container’s rollers.

If your crew wants the dumpster placed so they can throw debris off a roof, out a window, or off a porch, note that when ordering. Most placements do not need a permit. A permit only comes up when the container goes on a street and that town requires one.

Loading the Dumpster Correctly

Every container has bright max-fill-line stickers along the top edges. Ohio law governs what can be hauled on the road, and every load is tarped.

If a container is overloaded, it cannot be hauled as it sits. The extra material has to come off first, either into another container or onto a pile. Concrete and dirt get heavy fast, so mention those materials when you call.

Cobra Uses Its Own Trucks and Drivers

Cobra Roll-Off runs its own hook-lift trucks with its own drivers. When you call, you are talking to the company that handles the delivery and pickup.

Some dumpster companies online are call centers with no trucks and no drivers, and they pass the order to another company. Cobra uses hook-lift trucks, which provide more control when placing and picking up the container. That matters when you are working at a property you plan to sell, rent, or keep in your portfolio.
